How do you all manage multiple properties?

Some people house hack a single family house and rent out additional rooms to friends.  

My plan is to self-manage the property and rent out the duplex as an STR.   

I self manage my own rentals and I also operate a management company assisting other investors nearby. 

I'm trying to find a property manager that handles mid-term rentals and will also need help with furnishing the properties.

House was kept fine.

I am not a W2 employee so constantly limited by my DTI when it comes to bank lending even though I am savvy with saving, house hacking, etc to keep my cost of living down.

Besides REI's question why they must report personal info to a crime-fighting agency when we contribute to the community with safe and affordable housing.
