Do I buy from a wholesaler, retailer, pre-foreclosure (and how to get someone to agree to that), REO?

Anyways, right now their having trouble processing the idea that they lost over $100,000 in payments from this foreclosure, that their going to be without a home of their own for awhile, and any home they buy is going to be a fraction of what they used to own based upon wanting it paid off before retirement.

What search criteria do I select in Listsource to filter for 30, 60, and 90 days late mortgage payment (pre-foreclosure)?

I work the under 100K listings, foreclosure and short sales which other agents shy away from b.c it's not lucrative

They're in foreclosure and are losing the house in 2 weeks.

When researching it I discovered that it has a foreclosure notice placed on it last June, but the bank has not acted on the notice.I tracked down the owner who had claimed bankruptcy, has no other additional debts, liens against the property, and is moving back to Mexico within 2 months.

I'm new in the business and i'm doing the direct mail marketing, i would like to know when i go to clerk of courts should i only ask for foreclosure house list or absentee owner any sugesstions

I'm looking into a condo foreclosure and putting together some initial numbers and wondering how people would apply this rule to condos.
