By charging the higher ordinary income tax rate on the gain that is generated by depreciation previously taken.So... depreciation recapture is not some "extra" income that is slapped on top of your taxable income as some posts suggest.

So, if you are going to invest there, I think it best to NOT assume it will continue to boom as it has over the short term, make sure the deal makes sense today, and has some extra "insulation" to cushion you in case it goes bust so that you are not forced to sell or lose the property then.

You always want to take into consideration the market but in general that extra bedroom will usually nest that resident a bit longer.
