@Joshua Martin - EMD is earnest money depositIf your cash buyer gets wind it's on the MLS, s/he's not going to be happy... why pay you and essentially overpay when they could go to the listing agent directly.. unless it's a HUD, perhaps?

@Joe Splitrock With the sun beating down on the roof all day, my guess is that the ceiling's going to be baking during the summer ... which means any attempt to cool the air would be going against a 1200sqft heating element that's 140 degrees.This property is getting all new windows (36 of them!)

These are essentially 100% financed as I picked them up using a HELOC and are cash flowing with 12% repairs+cap ex, 4% vacancy (possibly low for the new acquisitions but historically accurate for me), placement fees (since I'm not local), PITI and annual HVAC servicing all factored in.
