It's essentially an evaluation of the housing market's performance relative to overall US housing market in the form of the Case-Schiller index.

@Joshua Martin - EMD is earnest money depositIf your cash buyer gets wind it's on the MLS, s/he's not going to be happy... why pay you and essentially overpay when they could go to the listing agent directly.. unless it's a HUD, perhaps?

They will then essentially be stored on your phone and played/accessed through the podcast player app without using any cellular data.For example, I use Downcast and in that app you just "subscribe" to the BP podcast and it will automatically download new episodes as they become available. 

It is also supposed to be 30 inches wide and typically 6-1/2 ft. tall...essentially space for someone to stand directly in front of the panel and access it.  

@Joe Splitrock With the sun beating down on the roof all day, my guess is that the ceiling's going to be baking during the summer ... which means any attempt to cool the air would be going against a 1200sqft heating element that's 140 degrees.This property is getting all new windows (36 of them!)

These are essentially 100% financed as I picked them up using a HELOC and are cash flowing with 12% repairs+cap ex, 4% vacancy (possibly low for the new acquisitions but historically accurate for me), placement fees (since I'm not local), PITI and annual HVAC servicing all factored in.

Essentially, speculation. 

@Jim Adriancontractor thought that the porch is oversized for the size of the house as well, so we essentially came up with the design below.

Pros: tax benefits, safe dividend, cash value, death benefit, as well as ability to borrow essentially from yourself at a lower rate.
