When I'd send them email, 20% the time I got no reply back or a cut and paste "welcome to lifestyles" auto type response, even when I wasn't new anymore.

Several have 2-3 years left on their contract but most are on a 3 month auto renewal (and have been for years)6) The 15% vacancy appears to be good for the area and the building.

I have had a few friends obtain auto loans at car dealerships for cars using a similar method with no disclosure they were the company owner with 100% success.

I know our local credit unions have the best rates for auto loans.. but on real estate they follow the herd as they sell their loans off like most all other lenders.

Don't include water and you may find that some tenants may mess with the auto sprinklers to save on utility cost ... again, they are not always 100% rational and would sometimes rather live with a dead lawn to save a few bucks a month on water.

Thinking of using hospitable for auto-communications and maybe Beyond Pricing for automated-pricing but would love to hear feedback on these two and if there are other / additional tools i should be looking into.
