@Chris MatthewImmediate solution is you can make emergency repairs with no notice if they are in fact required (practically best to paper yourself staying emergency repairs will be completed on so and so time and date due to damage caused by tenant etc..).

The last few needs/emergencies we encountered, we actually decided to pay in cash out of pocket versus even approaching the insurance company because the care was so affordable and because our rates back home I'm sure would only increase.
