I am a financial counselor and I have a letter template you can use to send them requesting no contact with employment because as Mark stated, you do have protection under Fair Credit Reporting Act.

This is response to @mark ferguson's post on "Is it better to invest in real estate or the stock market. 

They have American Wood mark cabinets on sale now for 35%off, which puts them in the price range of their cheapest in stock cabinets for a much better cabinet.

On the repair cost list, include items that don't need to be replaced and mark them as Good or $0.

As to latches - you should have some language in the lease that addresses waivers as a "one-time" waiver and also a severability clause in case a judge tosses out a particular provision in your lease:"WAIVER: No failure of Management to enforce any term hereof shall be deemed a waiver, nor shall any acceptance of a partial payment of rent (or any payment marked "payment in full") be deemed a waiver of Management's right to the full amount thereof.
