They're not all the same, some give you the ease of money and some give you cheaper money.

I will be going to a new city and will not have this luxury so wanted to see what others had to say to ease my uncertainty or to validate why I am uncertain.

So taking the creative approach can help ease the exit strategy, which (for me) is buy-n-holds.

It seems that a lot of traveling nurses like private 1bds and studios with parking/laundry.I personally prefer 2-4+ units with 1bds and studios due to the ease of management and stability where they would cash flow as long term rentals (LTR) as well.

We were originally planning on going with a property manager at 20% just because of the ease. 

We establish a good relationship with our tenants over time and we are able to manage the units with ease.

Ease of use/learning?

One approach makes a lot of sense mathematically speaking, while another makes a lot of sense for ease of mind if you're inclined that way.
