Regardless, someone said that they would skiptrace my list for free but if a deal is generated from that skip that they would like a piece of change from that deal. 

I have an associate who can help pay the mortgage until we qualify to refinance 5. the Only piece i currently need help figuring out is setting up a bank account that my associate and myself can withdraw funds to pay expenses but need one another permission to pull from it.

@Reinaldo Lopez All the home inspectors I have run across havent worked a day in construction in their life , they took a course from a home inspection association and got a piece of paper .

I have one piece of advice on this website and that is DIG, there are many forums and threads that have invaluable information on them.

I was thinking along the lines of a tank that's cracked or fallen to pieces or something of that nature, and tree roots would have been a great example.

Keep at it @JackieYou'll find it easier.... and I would suggest that finding bits and pieces of info on all of the subjects on real estate that you like is a better approach and cost effective....

You are right, contractors are likely the biggest obstacle to a rehabbers' success, so this is a critical piece to get right.

And as others have already stated, I wouldn't focus on the policy as the investment, just a means to grow and obtain other assets.They are longer term strategies, but can be a good "piece of the pie".
