Layout and arrangement can be weird also. 5 Windows and doors-can be a real energy waster. if they are old and in good condition,,,they cant last forever. 6 Furnace- Gas is cheapest,,needs to have a decent newer efficient furnace or tenants leave for cheaper utilities. 7 Insulation- Up to snuff or tenants pack it in for better houses. 8.Siding and roofing,,,water leaks can kill you both quickly or slowly,,,your choice.

- These days, a lot of agents will tell us that they're planning to do some minor work on the property before it sells (clean out trash, fix a leak, etc).

My Realtors bring me the deals, collect all the paperwork, have the sellers sign my processors 'Arms length' transaction docs(meaning they're just negotiating the deal, no biggie, don't get caught up b/c I used a term you may not be familiar with) and then they send me the purchase contract to sign(usually via email and electronic signature so I don't get carpal tunnel) and then they actually put the property on the MLS for me instead of the original seller to find a buyer while the processor is negotiating.

Compounded this by never having renovated before and made every mistake in the book, Bad contractors with no insurance did lousy work, 15$ a sq yard carpets that were destoryed before the unit was even re-rented, a water leak during renovation, too many appliances, garbage disposal, masher/dryer, etc..
