There's things some of you discussed that I never even thought of.I see there's still many different opinions on the question of forming an LLC or not.

If I were you, I would write down all the monetary outlays and the potential work that will be involved in acquiring/rehabbing (if needed)/managing the property and realistically how much time and energy each partner is willing and able to put into the project, and then sit down and have a discussion about how even or lop-sided this deal is for each party.

My dad and I were recently discussing this and he is on the fence(leaning towards yes).

Excellent schools get people up here and then they love it.PS- I do have a nice 3 bedroom for under $400K available- tenant occupied  :) Another option is to go the cash flow route in the midwest- I have several there as well.I would be happy to discuss. 

The first time I scheduled a meeting with the owner to discuss rental remodels and when I showed up for the meeting he across the street to eat and told the secretary to tell me to wait (on the phone).

I recently picked up two books which are Brandon Turners rental property investing and little or no money down book, both have been great so far but i know this is just the beginning on my great real estate journey and i will need to obtain more knowledge. i have a question that i want to get off my chest and i have been itching to ask, for all my experienced investors and not so experienced investors if you where my age or if you are my age, the information that you know now and situations you have experienced what would YOU do if you where in my shoes to start off?
