You can put an adu in any R zoned property. adu is limited to 800sqft max or 75% of main house sq ft. you have to watch your lot cover if there is another dwelling ie detached garage. 

I would love to help, because it can be intimidating jumping into REI and trying to navigate the people, language, and obstacles that come your way.

The codes around ADUs are changing, so maybe you can find a house with a detached garage and build up an ADU above or below it.

There's no way in heck we're going to get one of our prospective buyers to come out without having the necessary info to see if it's even worth their time to come see it.We have other deals in the pipeline, so I'm not stressed about it, I just hate leaving money on the table if there's a viable way to get around the obstacle in the way.

I picked the Berryessa house because I would want the yard, a detached house/no adjoining neighbors, and no HOA.

But there is a counter force called "much higher code standards" (thus costly) than anywhere else in the worlrd and a few other annyoung obstacles which renders many projects too expensive or impossible.

@Michelle Elsaid - those "cracks" look like the stucco has detached or cracked a bit which commonly happens where joints are.
