I could review the stuff for the day or week and adjust the categories then if needed.I used a single CC for supplies, and a single checking account for all labor. providing the ability to match back expenses without having to check a bunch of different accounts.You could do this with different cards for each project, and a labor bank account for each project.

Given the fact that I’m single and have zero dependents I figured it may make sense to move to the new house for at least a year to get a primary residence mortgage with a lower rate and rent out my existing house as a furnished mid-term rental.My question is around taxes: my current home needs significant repairs and updates (about $20-30k’s worth 😬) before it’s ready to be rented (the pool enclosure went partially down during a storm among other things).

Hey Bob,Depending on the lender, I am assuming you are working with some hard money lenders, their appraisal or BPO will probably include an opinion subject to the scope of work.ARV is relatively easy to figure out yourself, made easier and more accurate working with trusted agents and managers.Im not as active as I should be but I have seen several Facebook groups dedicated to Florida Multifamily deals.
