It enables the one day turn which is typically just small hole patching, touch up paint, clean with assistance from a robot vacuum, rekey quickset smart key locks, shampoo/swiffer floors as needed and small stuff (broken blinds & detector batteries).

I don't have too many people in my life to discuss this stuff with so I'm very appreciative of the knowledge and experience a lot of people on this site provide, wish my original post didn't delete but it was about 3x longer then this so maybe it was for the best. 

@Micah Brandel my realtor went well above and beyond (bringing her own stuff to stage my house, helping clean, and much more) when I was selling my house, and also showed how she invested herself and managed others properties.

Because I tend to avoid photos ;)The two times I had to evict someone, there was plenty of time and opportunity for them to come and take stuff. 

I've been tracking stuff mostly through excel sheets and such that I have created.

There is furniture and stuff in the way and you may miss things, plus they could do damage between when you did the inspection and they actually move out.If they are moving out at the end of the month, tell them you can do a pre move out inspection, but put it in writing that as their belongings are in the property, you may miss things.the link provided earlier for California, says you can do an initial inspection, but it is also followed up by a regular inspection after they move out. 

My plan is to move into an apartment, put my extra stuff in storage and give the keys to the Realtor hoping for the best and highest selling price. 

@Jeff Gold - So drop your monthly management fee down to say $300/month for misc stuff if you were to self manage and re-run the numbers and see what your CoC is then.

Look there’s a big difference between flipping stuff and holding stuff and your inner changing so much it’s hard to give you clear advice.
