Make sure you understand the sales comps, lease comps, demographics, the job market in the area, the loan status of competing properties and all the costs to bring the property to stabilization.

Those communities’ relative good fortune can be explained by some obvious demographic factors, such as Malibu’s low housing density and West Hollywood’s large population of singles able to work from home.

Instead of a management company you could sub out landscapers cleaners etc. and hire an assistant to manage and coordinate.

We just can't tell you what we think about the area or anything with crime, schools, demographics 

Being an investor in Houston for the past 20 years I can tell you that it's the landscape has definitely changed.

Whether you've landscaped, added green enhancements, renovated kitchens, or added amenities, you may have increased the value of the property.

My tenants say it feels great paying rent on the 1st and knowing the cleaner and landscaper will be there on the 2nd.Sorry for the long reply I just wanted to make sure I put it all out there!
