Hi I currently got under contract for a hybrid deal in 44120.

I am currently building a new construction single family home with this land.

A drop-and-swap allows investors to drop out of their current ownership structure, break away from partners and buy a property on their own.

My agent found a policy from Hartford somewhat higher than the current Farmers insurance which the management company was trying to transfer to me, so I told my agent I was waiting for a comparison quote.  

Our current renter is likely to be renting for 4 years as she has kids at local school and 4 years would see them through to going to college.We have an old detached 1.5 garage that has functional automatic garage door, and just fits their car....not that they do it very often as I think it is a challenge. 

They estimate my share of the property to currently be worth $657.50. 

My tenant has not paid the rent for the current month which was due on 1st .

Currently, I am planning to build single-family homes on those lots.Keep this business simple and focused on your niche.

(other than having cash/equivalent, preliminary title report, and the appropriate deed ready to go 'on hand')The MOST difficult part of this will be getting the lender to provide you with the reinstatement figure to bring the loan current (I do this and take title sub-to because it's actually easier to get the lender to provide a reinstatement than a full payoff).
