My wife has excellent credit mine is good.

I am marketing to prospects in Orange County FLA (Orlando) and I buy a CD from the Orange County Assessors office of all the details they track on every property in the county.

At this time the "road" is merely car tire tracks across his front and side yard.  

I am dealing with the same feelings you are, except, I've been reading for a few years =) My main focus is educating myself and working on my credit because I feel as though investors wouldn't take me serious if they see my credit was all over the place. 

With working long hour weeks until I graduate and start in my field I'm on track for my first investment somewhere around 4 years from today. 

I'll want to separate my personal and business expenses from the very beginning and I will be opening a business checking account and business credit card to help me do that.

I only want people with a track record of successful flipping in and around the Houston area, looking for someone to fund their next project.Cheers,Matt

I also don't want my credit to take a hit with all this loan activity. 

Whether you use an Equity Line Of Credit, or private loans, there's no escaping the hit your current cash flow would take!
