Sadly I had to write into my leases that “cooking has to be done either in the kitchen or at a grill not less than a certain distance from the home”People didn’t like each other so they were cooking in their bedrooms with burners and George foreman grills

Many Boards are dysfunctional or self-serving; few have significant real experience in any aspect of facilities management; often they feel they can run the HOA perfectly with just an occasional 1 - 2 hour, very informal and often rambling Board meeting, and simply do not, or can not, put in the actual time needed for many HOA's.

@Chris Purcell  certainly depends on markets. and spreads in the deals.when we are used to borrowing form our local banks at say 1 and 5 or 6  and or getting conventional loans at sub 5% for 30 years.. yes.. however I know if your practicing CPA and look at HUDS even loans from cheap money sources juice up the junk fee's you pretty much are going to pay 4 to 6k out of pocket for ANY loan... plus points .the only way you get out of that is having facility with a local community bank doing shorter term.. were they will charge a point and just charge 3rd party fee's IE closing cost title etc.

If you wanna cook the steak going to the restuarant isn't the right move.By you wanting to be this involved, use different leases and create different terms than the rest of the management company's clients you'd be creating a logistical nightmare that most (if not all) large property management companies wouldn't be willing to deal with.As the owner of a large property management company myself I can say that your account under those terms would also be a pass from us.

cook a nice breakfast, offer them a ride downtown for the football game, and they have their own bathroom to use, so its not particularly awkward in that regard.
