HI Matthew,Intent to live and you're living there is fine if you have to relocate the bank will understand the 12 month rule from FHA is only your intent to live there 12 months + but if you need to make money and need to relocate that is fine (convert to rental upon vacating).No one can control their future 100% so if you get a job opportunity in another state and have to move it will be a make sense scenario to vacate your current primary to move your your new job.

I hate HOAs ... the fees eat into your cash flow, fees can go up but won't go down, for what the fees are you could hire a gardener etc to give the same service on a property w/out HOA, they limit your ability to renovate (i.e you can't fix the exterior or add on to a condo), they may have now or in the future limits on using as a rental, you generally have less control over your investment and the land (which is really the valuable part of RE over the long term).

Pretty much anything I find in the MLS was an opportunity missed by other investors because it involved some complicated land development deal.If the deals were THAT good, a broker could make way more a wholesaler or doing a joint venture.
