I've gathered I'm doing the right research and need to pay the accountant and the lawyer what they are worth to structure it according to my goals.

But if you're looking at smaller deals (sub-50 units), syndicating might result in a higher cost structure as you'll have to deal with lawyers and specialized accountants.
