They are saying based on comparable sales (which there aren't many in this location) it is worth $425k - based on gross rent multiplier is it worth $528k.

A comparable SFR in the same area would cost more than 2 times what I paid for the townhouse and I would have higher expenses, taxes and insurance.

ROI is much more useful as a barometer for comparing your investment to those of other investors as it eliminates leverage in the calculation (though it still includes interest rates & that may make comparisons different).Hope that helps!
