I also joined another site this week that suppose to have privet money when I hit the get finance button I got a finance co and was looking at 11% and 3 1/2 points and minimum loan is 75,000 project I'm looking at right now don't need that much 45k to get the property since have to do sight unseen its a re-po out side looks good lawn is still kept and siding is in great shape and roof is newer over sized garage in back yard is only a few years old so not expecting more than 15 to 20k on the rehab so looking at 65k for the whole project it last appraised at 133,833 last sold in 2001 at 80k figured to list for 90k when done he asked why I would work on that low end of a project?

. - Ended up getting it months and months later however, I got word from one of the contractor's workers that he was totally putting off my job and most likely delaying the permit process on his own.A project were doing for a co-op in Journal Square JC - we got permits in 3 weeks,however, that is just for construction versus electrical, plumbing, mechanical.I would expect 2-4 weeks in a normal town but JC I heard can be longer depending on what your requesting.Also, in some towns if you tell them you're flipping versus applying as a homeowner it can take longer. - Also, if you're flipping some towns will make you get an architect to do drawings if you're doing a half bath or other things.

Either way they had to run credit checks on all 4 and cosigners and keep track of 4 rents, so nothing was different. and there was nothing that could stop them from doing that, so i told them i would agree to $300/ lease for a group and $100 / person if separate leases, so they make $100 more on a group of 4, not $900. but they do a lot of other things that free up my time and i do not have to worry about, listing, background checks, leases, maintenance issues, collecting rents, etc. they are worth it for me since my properties are 3 hours away.
