.: First post on BP, hi all.I'm engaging Memphis agents so I can attempt a first BRRRR.

It seems like there are a lot of choices out there so I am looking for anything that can help me navigate making a decision.

I do like the industrial sector and I can see the stability in it, just like you can with mortgage notes. 

I have a list of maybe 15 note buyers and feel that if it's not an absolute deal killer, one will accept that they get the head of the note and my loan is 100% LTV against the tail.If you have to partial first to build a note portfolio that meets minimum loan amounts for lenders, then you have an order of operations problemThe only thing I can think of here is to write in the partial sale terms that I have the right to take a loan against up to 50% of the UPB on the note and retain the full right to collateralize it for loan purposes, as if I were the sole principal.

Can we avoid any legal litigation here?

I am looking forward to connecting with fellow lenders, accountants, and real estate agents to get more perspective and build my knowledge on real estate so that I can start to build wealth in my mid-20s and onwards.

Because tenants tend to be really stable, they are easy to manage though so they can still make sense for someone looking to park money into real estate with the least amount of hassle (property funds itself, tenants pay off mortgage over time but little to no cash flow).  

The are I grew up in declined severely and I am hoping to do what I can to give back to the community and raise the property values.
