First off its rare anyone buys an SFR as a rental in the first place and our rental market is so strong that you just don't have defaults on multi or small multi. your best bet is to put your dollars together and go to the Trustee or sherrifs sales .. heavy competition but if your goal is to buy rentals then you can compete if its fix and flip well its tough competition with my buddies that do that for a living.

All my buddies in CA are killing it.  

After trying my hand in Arizona with flipping and finding no success (aka analysis paralysis) I moved to Orange County, CA to start a sober living with a buddy.

Your new partner down the line might be your buddy's po'd x-wife otherwise.

As my buddy @Mike Osterman alludes to, don't waste time unless there is plenty of equity. 

The term "house hacking" wasn't coined yet, but I knew before I ever found it that it was going to be a 3BR/2BA and I was going to rent a room to one of my military buddies and another room was going to be my home office.
