We had an older lady tenant complain that the NEW girl who moved in was 'entertaining' & taking up visitor parking.

My property in MD is turning over to a new tenant.

@Jose Almonte, in New Jersey tenants typically pay utilities.

For some reason, if the current owner applies for the rental license, they don't get flagged while the new buyer has a higher likely hood of running into trouble. 

Does anyone here use Propstream or PIN5If so, which one of the 2 world you recommend for a new investor?

It certainly could improve your cash flow but it won't help with finding prospects, screening tenants, maintenance, deposit dispositions, etc. 

Enter the bills as they come in, deduct from the deposit, refund the remainder.
