I purchased my first rental out of state and it was a success and led to buying many more great deals. 

I currently am almost done rehabbing my first out-of-state property in Cleveland, Ohio.

I met Zach on biggerpockets and I was a bit skeptical about investing out of state and meeting someone on Biggerpockets.

Compared to the previous year, price competition seems decent for the buyer, although if 2023 is any indicator of the year to come, the competition will be brutal with properties on average going over 3% asking (this seems small but across the state this average is on the higher end).

I have questions about how to approach a bank for a loan when trying to buy a house out-of-state.
