Maybe you can't force appreciation on a SFH where you're using the comparable approach, but the appraisal is still generally higher for the same structure, as SF fee simple unit, as opposed to an apartment.

But there were damages because of a dog & he left us a $525 water bill & the lease was specific about 60 days written notice.I approached her to track him down for payment but he had moved in with another woman (2 miles from our home) & was working off the books to avoid child support & their health care payments.

But I know he didn't pay December's rent to the old owner until the 23rd, and I know from the power company that as of the 15th of this month he was about to get his power shut off for non-payment (not sure if it did or not).He has yet to pay me for January ($630 + $100 late fee) and it's fast approaching the end of the month.
