I would expect getting a good return with leverage (over the entire lifecycle of the investment) to be a more difficult task, simply because of the risks involved.

(Even I had to move to a less expensive place to comfortably afford to buy) I am not anti tenant and do not blame tenants for being tenants.  

As you grow bring on an assistant to help write offers and do the data entry tasks.

The current owners are distant family members and when the current owner passed away the wife has been taking care of it and seems to be growing old with the task. 

I have a checklist uploaded there as well which is one of the top downloaded files.Search the BP forums for previous posts of mine in which I have gone into great detail many times on how to perform and practice these tasks.

Keep the memories but not the house.It will lead to problems with setting rents and judging tenants from what you have written.Unless you really really like the PM role, find yourself a good PM and concentrate on the task of building future income streams for your retirement.

It hasn't been the easiest task trying to locate the right people down there but I will not stop. 

It is not an easy task to get a HELOC on a house held by an LLC. 

Or do you have some other delegate or associate near the property that you can task this with?
