Is it practical for me to get in a B neighborhood with 60-80K turnkey or are my goals loftey?

Regardless of how busy I am I always put aside time to improve our practices and procedures and have garnered many lessons from others who have already experienced it.I've also seen my fair share of PM shaming on the site and people can be quick to jump on board. 

Walking them through a sample deal you have done, or even one you have analyzed, is a solid starting place to educate people on why you are passionate about real estate investing.Keep at it - practice and persistence are the keys to success!

It's practically a push as one major repair will wipe away the gains in a year. 

If you don't have capital - practice analyzing deals, get an internship with a broker specializing in investments, or do something that will get you more experience.

I have been practicing analyzing deals, and trying to educate myself on figuring out rehab costs.

If anything this was all good practice for me to help me prepare to look at the next opportunity.

As a property manager, it would be like practice for when you have your own properties.

In practice, this is very difficult to enforce, and comes down to honesty, transparency and ethics.
