Have a duplex in midtown I just renovated and have a verbal acceptance on a property I hope to close on soon and get started up the rehab!  

I plan to rehab them with an employee.  

And the lender hasn't looked at the property, other than to fill the address into his standard POF letter.  

The whole place needs rehab and everything is free and clear.

You want to use postcards first since they are cheaper and some may bounce so you can remove the bad ones off your list and skip-trace those so you do not waste money mailing to bad addresses.
