You are right about the screening though, I did do an online screening that looked good but didn't call her boss to confirm annual salary and there was no old landlord info as she lived with a friend who had gone on business.

I would say your best bet is to attend the next Hoa meeting, ask them how they tried to contact you, and then ask for a “reasonable” $50-$100/month fine.

And no, not taking it personally however when someone who doesn’t know anything about me, the full situation or the way I run my business starts typing with verbosity that, “you are doing this, you believe this, you are going to do this” (when I’m not...) etc, based on a question I posted online - I find it a bit odd.Thanks and have a good one -

Fayetteville real estate investing is pretty good, though recently it's getting MUCH more competitive than in past yearsnone of the good deals in Fayetteville stay on market long. your best bet is to talk to realtors and hunt the market often, when a deal comes you need to move lightning quick.

Which is totally crazy to ask of your tenants, I think.The only con may be that lots of online rent payment platforms have crazy high fees (one of my tenants used to pay a $22 processing fee to his old apartment), but there are plenty of options that are free or otherwise affordable.Right now I use Roof, which costs $2/transaction.
