If its a big lake or park, you might look at 4 acres of Boat and RV storage.  150 slots at $50 x 90% occupancy x 8 years= $648,000.

I don't mean to run the thread off-course, but if you used an FHA loan to buy a large house as an owner/occupant, then rented rooms as you know how, you could make a killing.

If it's a single family property with just the one tenant occupant (which is what it sounds like), then those are typically valued based on recently sold comparable properties (not the income it's generating).

My future plans have changed and I’m going to be moving across the country in the next 6 months and the 2 things I was considering doing were: 1) rent the house out for the next 3 years, then sell and the Owner Occupant Sales Exlusion will still apply or 2) just sell the house when I move.
