Look on Craigslist, Zillow, and Facebook and start to get an understanding for what a 2 BR-1 BA will rent for in this location and that condition, vs. a 1 BR-1BA in that location and this condition.

This means well located rentals can do well all year round instead of just the busy summer season. 

There should only be 2 reasons why your properties aren't getting rented; either the properties are not being advertised, or the rent is too high for the location/condition of the properties. 

I’m finding it difficult to locate networking events, clubs, or other “in person” resources for notes/liens/etc investors.  

-Duplex listed for $345K (two 3/1’s with yard .38 acre)-Now under contract for $325K (seller attempting to make $25K in deferred maintenance repairs)- My wife is broker- Currently rented for $2650 (7.1% CRate)- C+ to B- property in B to B+ location- We will manage- not much of a value add in near future, likey 6-8 years before any meaningful improvements- approx 170 MF units built 3 years ago and another 170 units starting now in very close prox. (1 Br is $1250).

@Roger, your situation sounds unique and could present some issues if there is a loss at the location.

Where is this house located ? 

I see way too many people thinking there's an outsized demand for luxury rentals when in my experience, it's a niche market and eats the unprepared alive just as much as the opposite niche, DIY landlording with low-cost rentals in borderline urban locations, which is what I do.

You're also in Moore, OK which, in spite of being a major tornado alley is also a pretty popular location... if the house hasn't sold for a year, there's something else going on.
