About two months later in June, we had a HOT and HUMID few weeks here in Michigan, and in the kitchen I started smelling a musty stench.

I remove it from Kitchens and baths usually, as it is easier in those rooms due to the other work needed, but in nearly every other space I keep as much as possible.

Altogether I was looking at about 30k in renovations BEFORE we even got to the more topical kitchen, bathroom, and painting upgrades.

Since we are mid-progress, still have a lot to go including: Drywall (half the house needs it), painting throughout (neutral light gray tones), kitchen put back together, recessed lights installed (all LED), floors re-sanded and stained (original red oak on 1st & 2nd floor), etc etc. 

This kitchen has 12.5 ft of uppers, 8 of lowers, plus a 30x12 over the fridge, and cost $2000.

We did also contract out the granite countertops in the kitchen, but the cabinets, plumbing, flooring, drywall, lighting, paint, electrical, appliances, we did ourselves.

We've already done major renovations - new foundation, geothermal HVAC, completely new kitchen & interior, etc. etc. so I think our buyer pool would just shift towards people looking for the ever-rarer historic house that isn't a tear-down in our neighborhood.

I just installed the Home Depot luxury vinyl planks in the kitchen and living room of a rental along with tile in the bathrooms and both look great.
