I'm uncertain how much that new position makes or if I'll get it but I feel that I've got a good chance because I've been approached by several of my managers and someone in that department saying I need to apply for it.I say that not to brag but to provide context because the extra W2 income will have an effect on these calculations if there are transaction fees and or if the 8% is before or after taxes because it will increase the amount of money I save each month.Ross Gleason

The threat of another lawsuit to force specific performance will likely have a much lower chance of success than with a normal situation.

I would say you have a better chance of it working (I'd say almost guaranteed) if the person was actually living there, because it becomes a different issue once occupied.

Chances are this friend of theirs is a terrible candidate otherwise they would not have pulled a stunt like this to start with, they probably can't get through a background check.Cash for keys might be the most pain free way to get them out.

@Hunter Fitch I'm not sure if you have any right to evict her based on her statements, but it does seem like she'll try to sue the first chance she gets.
