This is going back a ways so my recollection may be wrong.A litigation guarantee is issued with respect to some legal action (a quiet title or foreclosure for example) and is geared towards identifying parties to the action and protecting you from future claims of omitted parties.

You will of course have to defend your own actions, but this shouldn't be a problem for someone that has been licensed for an incredible 8 months.

It does sound like you are getting frustrated and want to take action, but at the same time you don't want to just jump into a deal.

If you want to make money, you must learn your market, know your values, have a purchase and exit strategy, and put those into action.
