If I pay $50K today, and it cash flows at $500 a month and I sell it in 20 years, when it's paid off and I want to retire, even if the market is bad, and it STILL is worth $50K in the market, I still win.

Getting your money back will be costly and time consuming, and thats only if obvious that the pm faulted If you didn't "authorize" the work and it still improved your home, you're more than likely not getting all your money back even if you win, and then how long will all that take??

End game is to get as much $$$ as you can from the seller, anything over 1/2 wins you the "K-Town" negotiator of the month award, but even if you have to bite the bullet and pay for the entire thing, still sounds like a win for the area!
