I hate to be the wet blanket in this message string, but licensed real estate agents and bird dog fees, from the standpoint of tying one to the other, is not consistent with Real Estate Commission rules and regs in most states. 

Using a baseball analogy, I’m simply looking to initially hit singles on small properties to get my feet wet, then strive to find the extra base hits in due time.

Hammad,We're using LVT or LVP for the majority of the house and tile in the wet-areas (kitchen & bathrooms).

I have been trying to locate some REIA meetings that I can go to and try and just get my feet wet in the world on real estate investing.

It hold all winter (as far as i can tell because it can leak under the carpet and be unnoticeable) This morning i got a call that it happened again, water leaked half way through floor (carpet is wet up to 6 feet away from the wall/leaking source)What can i do to force the HOA to fix this issue for good, I assume it there need to be redesign of the guttering system, reinforce retaining walls and seal building foundations. 

@Nick Bandiera I know it’s expensive in your area but I recommend starting off and getting your feet wet locally if at all possible first.

He has a due diligence program fro $500 that I thought would be good for getting our feet wet.

My first few properties have been almost turnkey (sometimes just lipstick) it allows you to get your feet wet and get practical experience.

House hacking is a wonderful way to get your feet wet in the industry, you're still giving yourself a place to live while having the other unit paying your mortgage and freeing up your currently income.
