Don't make it a habit.

Some of the Main "Big Ticket" concerns that frequently come up for Basement units include:- Ceiling Height: You need a minimum of 7'-0" for "Habitable" space with some exclusions for soffits, bathrooms, etc.

If you buy a rental property with a mortgage and there is a significant amount of damage to the property due to fire so that no unit is habitable anymore.

With current rates going up and a looming recession and the government and fed not changing their  bad habits, I'd look to see what rates were in the 80's to get an idea of how bad things can get.Generally, you need 6 months of seasoning to get a bank to do a refinance.

Diversification is vital to ride out and moderate the ups and downs of various economic cycles - being 100% in anything=dumb. 

As others have said, having the support of a team is vital for success.

Most flippers are going to want to get away with a cheap cosmetic rehab - these big ticket items have a habit of snowballing and well there goes their profit margin.

If you have an argument for an outcome, AND are changing your habits or investing to match, great.
