In David Greene's "Long-Distance Real Estate Investing", to exemplify different reasons to invest in one market vs. another, David brings about the pros (ex. low price points) and cons of investing in rental property in South Bend, IN (ex. high CapEx due to severe weather and college student partying). 

I understand this is an unusual, and probably uncommon, situation and that is why I am asking if anyone here has experience with a similar situation.- Ashley

The borrower lost about $30K.Not just busy streets, it could be ANYTHING that's unusual.

@Ben - I'm sorry to hear the mess they made; unfortunately is not unusual for tenants to act like this (sometimes out of pure negligence and some other's out of life's circumstances - please note I'm not condoning their behavior) Steve is right; here in Texas (I'm in Austin) the landlord/property management company has 30 days in which to account - in writing - expenses due a tenant after move out.

Not impossible, but unusual.  

Do they have any unusual expenses?

That's an unusual law, though.But, either way, with a M2M agreement, you can just change any of the terms with 30 days notice and the tenant doesn't have to sign off on them.  

Those things are not unusual or weird.
