The person on title/name of the person on the mortgage can typically win if it is not done right. 

Check out a Fannie Mae Homestyle loan, it seems like the solution you need.I would look at a 30 YR fixed typically .375-.5% higher than average conventional rates depending on on your down payment. 

So, if you 1031 into an asset worth $700K or more to fully defer taxes, you'll have around $240K or so to put down (there are fees and deductions so these numbers are general). 

@Solomon Rosenberg, for what is it worth, I tend to agree with Chris and Melanie about sharing names.  

Which I have done. it. all.To top that all off, the insurance company made me put a new roof on both structures (I think the roof had a bit of life left in it, but ok) - another $11k - and the main house needs around $6k worth of electrical that the previous owner didn't do properly ("fully remodeled" my ***).

I think first off what kind of money is involved here..  1 acre prime commercial worth 500k or 1 acre of high AZ desert worth 10k..
