@Lee RipmaHi Lee , I have been a long time lurker here on BiggerPockets still waiting to pull the trigger on buying my second investment property .

I am going to be practicing analyzing house flips so I can pull the trigger on one, but I am not quite sure how to formally present the deal to a private money lender.

I recently removed 2 large unsightly and dangerous trees including the roots from the front yard and also removed 2 extremely large overgrown shrubs that covered each side of the house where you see the patch of browns near the windows in the after picture.

If it is newer then I would be more comfortable to pull the trigger.

In my opinion, calculators can make a lot look intriguing and in a burgeoning market like this, it could make sense, but when I know I can find 8-10 caps in other states, it would be hard for me to pull the trigger on a 4 although as I said, people do it every day in California.

Some investors are willing to house-hack and rent by the room, which is on the extreme end of the house-hacking spectrum, and in most cases, you will get higher returns in exchange for that sacrifice. 

I will respectfully disagree with the other poster regarding STRs in that area.There’s a woman with a place on Birch street one block south of 90th and she is doing extremely well with STRs there.
