I see 30% ROIs on the MLS don’t be stuck to your own geographic location and don’t be stuck to the same traditional strategy of renting a SFH to a family

Would love to talk/meet other New England RE investors and would welcome any YT channel recos - been binge watching Biggerpockets, Dion Talk, April Crossley, and Lumberjack Landlord, already read Rich Dad Poor Dad, Millionaire Real Estate Investor, and currently listening to One Rental A a Time.Open to your feedback and guidance.

This is especially true if you're going the traditional buy&hold, flip or BRRRR route.

What's effective is selling get rich quick books to the wanna be wholesalers.

Recently I have been reviewing pricing of assets and I see many sellers pricing a CFD the same as a traditional mortgage and note.

unless you have a change in circumstance -meaning a need to move due to closer to work, bigger home for family, closer to school, privacy to a SFR 1 unit.Unless you own a home and buy the home as a second home going traditional and you can rent it out right away as an STR/AIRBNB. 

I have used traditional Freddy/Fanny as well as commercial Loans for all of them. 

Small scale compared to traditional big box facilities.
