I also don't invest in any RE here but again it's all relative. the returns might be good compared to SoCal but they are terrible compared to NC where I came from and still buy houses. edit - I do own my primary here and I'm VERY happy for that!

1 - 2 year old comps mean nothing.2 - if the most recent comps are at 480, then the seller's 500 AP isn't out of line3 - one of the partners dying doesn't automatically make this a "motivated" situation.4 - The numbers are terrible.

People starting out probably do not have that type of money.The takeaway from that statement is the importance and power of scaling. 100 doors in 100 geographically different locations would be terrible idea.
