I also don't invest in any RE here but again it's all relative. the returns might be good compared to SoCal but they are terrible compared to NC where I came from and still buy houses. edit - I do own my primary here and I'm VERY happy for that!

People starting out probably do not have that type of money.The takeaway from that statement is the importance and power of scaling. 100 doors in 100 geographically different locations would be terrible idea.

It’s an industry generally terrible about adopting innovation because many working that industry are still seeing it as a competition to their day-day versus replacing low skill tasks and personnel to focus in higher value activities critical in the people era.
