So these guys get cheap rent, and use the garage for only storage, come and go as they please and keep their mouths shut. 

Can you please give me an idea about the area and price range for the single family home?

@Reid Hanley, as always, please confirm with a local attorney, however, I don't see how giving a home away would fall under DF or SAFE as there is no mortgage involved.

Would anybody please give a name or two of real estate agents in the area that  are active and work with investors? 

Can someone please recommend me a good michigan agent who will not give me poor areas to invest in, but can show me cheaper areas that have flipping/appreciation potential 

I cannot think of a single area in town where there isn't significant demand for rentals.I'm local so if you want some specific advice or help please reach out, I'm happy to help.Unpermitted additions often are not an issue if the construction is done properly.
