Personally, I would never allow a tradesman to influence my investment decisions.

@Shalin PatelPartnership's are great in that you can be very flexible with allocation of income between the partners/members.However, there has to be substantial economic effect for the partnership allocation to be valid.

Did you have any issues marketing since the rate advertised would be substantially overpriced for comparable units?

I had this happen to me when I first graduated college, I couldn't substantiate my job offer until I filed my taxes the following year, so the bank just took into account my min. wage jobs from college and a portion of what my paystubs showed. 

There's no guarantee such a strategy would work & you can't directly influence the appraisal but you never know.
