Hi, I may be in a position to acquire a duplex where each unit is 1 bed/ 1 bath.The tenant is about to move out of one of the units and I was wondering how viable will it be to either add 1 bedroom to that unit or may be add 2 beds and 1 bath for increased case flow. any gotchas I should be aware of?

Lots of old properties where I'm at, so it isn't unusual to expect $10k+ of capex out of the gate for water heaters, putting in central air possibly, and other old property issues.

I'm using Zillow as the way to apply so I'm not totally sure where those leads are coming coming from becasue they all funnel through Zillow.

When I searched the BP Forums for "commercial valuation" and "commercial value-add" I saw some information about people finding deals where the seller wanted to sell a commercial property for when it was "Stabilized" - but this seems slightly different than making improvements that go beyond filling vacancies.Obviously I have far less experience than Brandon Turner!

If you see a $220k listing for a duplex where each rent is $1000/month you see immediately that this deal is CLOSE TO 1% and that with negotiation or other improvements in rent or savings in expenses could meet or exceed that.
