We have found it is so popular "in state", that we don't have as many opportunities for OOS investors as we originally planned, and when we do, the OOS investor usually moves slower than the in ISI, so the ISI gets the opportunity.

The only thing is as we are heading to winter, home sales will be slower and it usually picks up again in the Spring time.I am trying to post the for rent in Zillow and I think it contradicts the fact that the house is also for sale in the MLS.

Holding the property under an LLC is another form of "insurance".Couple of things to remember:1) the bigger the property the bigger the target on your back so protect yourself as much as you reasonably can.2) DO NOT try to "save" on the policy premium by reducing the medical costs coverage for people getting hurt on your property.

We haven't changed our insurance in 14 years and we picked the lowest amount while in college most likely.The medical bills will be above the 25K most likely and then everything else.
