I'm in the process of buying a 3-family and converting it to condos in Cambridge, MA.
I bought the place for 655k. Lets say i sell each unit for 330k and incur 120k in lawyer fees, closing costs, renovations, ...

I hope you don't mind me butting into this particular conversation, but I couldn't resist.There are ways of putting the Quickbooks Pro & Premier series software to work doing the same job or better than most of the property management software packages I've looked into.I've been a bookkeeper for over 30 years and started up Cross Country Bookkeeping Services in 1999 and have been using Quickbooks since around 1997.

Its roughly the same process for a builder or developer that's taking a big chunk of land and breaking it into lots, or for a condo conversion where a multi-unit building is broken into individual single family units and sold separately.The added value is that its easier to get a loan on a fourplex (residential financing) than anything bigger (commercial financing.)

I have experience with both...SEO (search engine optimization) and PPC...Driving new and relevant traffic to your landing page or website is what Adwords does best---it works masterfully if your ad draws attention.Converting this PPC lead into a paying client is something altogether different---your website needs to be leakproof (lead leakproof that is) to get the greatest ROI from Adwords...I give you an example of conversion/ROI on an active campaign I am running for bad credit mortgages that I spent $750 on in April: Click Through Ratio: 1-15% depending on keyword (I don't pay top dollar for my keywords and as a result, CTR is lower then it could be).
