I have around 15k cash saved up right now and work at a restaurant bussing tables making $80-140 a night, although I am not working very much right now as I play hockey for my school. 

@Dan DiFilippo Although Fayetteville has the USG presence, COVID has made me wonder how much of a safety net that will really be if services are shut down or are experiencing limited/restricted capacity, putting civilians out of work even if the military personnel are stable and have the money to otherwise spend. 

There are tons of restaurants and shopping in the area. it’s home to the country‘s largest man-made lagoon, and has an event featured place that has the up-and-coming container stores and Park area. if you want newer homes built in 2000 and up this is definitely a good place to be.

If you buy a mom-and-pop restaurant, then you are going to have to put quite a bit more down as it is a riskier investment.

@Dustin Mitzel if a tenant is too stupid imagine what a place would look with furniture, what would they do if a water line burst and they needed to shut off the water?

I ran a general contracting company for years and just recently shut it down to focus more on my own investments.

Say I was gifted a commercial building that I operated a bar/restaurant in and it was appraised for $2MM.Then I "sell" the building into an LLC, which I would also own, for $800k.That price of $800k is because a lender will offer 70% of the purchase price - not the appraised value - and I need a total of $560k to pay off a lien and take some cash out.  

It's been losing quite a few retailers, this should bring in more bars, restaurants as well. 

Without getting too much into my background and dreams in the rental property world, I have a situation in which I would like some advice.I am 21 and live with my parents, am lucky enough to own my own successful restaurant in town, and absolutely love where I live.
